As Principal of Arco Real Estate Solutions, my passion is helping building owners and their representatives navigate the Federal Government leasing process while providing advice based on more than two decades of experience to get my clients the deal. GENERAL DESCRIPTIONManaged an international lease portfolio spanning five countries and consisting of 35 leases with an annual rent of $55 million.NOTABLE ACHIEVEMENTS* Led a team of engineers and lawyers in the closeout and settlement negotiations for a leased complex consisting of 404 housing units, grocery store, and community center- Negotiated a final settlement price for damages of $2.1 million below the Lessor’s initial position* Achieved ~ $1 million in cosmetic upgrades at no cost to my organization by re-interpreting a previously misunderstood lease clause* Led a team of facility engineers and lawyers in a negotiation for a commercial recreation complex that resulted in an annual rental rate that was 65% less than the Lessor’s initial offer* Gained a great deal of experience in leading interdisciplinary teams, negotiating through translators, and executing real property leases despite the challenges of operating in unfamiliar international markets

* Monitored and ensured the financial viability of an Atlanta based real estate portfolio consisting of eight owned office buildings and 75 leased locations, a total of 5.3 million square feet, with an annual cash flow of ~$70 million- Led a team of 10 property managers, two project managers, and two leasing specialists- Developed annual “Asset Business Plans” for each owned asset which guided capital investment and retention/disposal decisions* Led a team of lawyers, leasing specialists, and budget specialists in the investigation of a Lessor who was mishandling Government funds- Successfully proved that lessor was mishandling government funds and worked with management to implement processes to catch future violations

* Served as the property manager for 5 historic federal buildings and the lease administrator for 40 leased locations around coastal South Carolina* Performed quality assurance inspections for the maintenance and janitorial contracts in the owned buildings* Performed semi-annual and random inspections of the leased locations to ensure lessor compliance with lease terms, including negotiation of corrective actions and re-inspection
