Led Strategy for the launch of Lost Buoys RV Resort. Created leasing strategy for projected revenue of $100,000+ annually. Created customized marketing and financial planning projections. Assisted with onsite construction projects and helped negotiate contracts & timing with sub-contractors.

Created leasing strategies for all Zeus Realty Services buildings, ranging in size for 10-to-100-unit buildings. Executed leasing plans with brokers. Worked closely with brokers on the sale and execution of condo sales, provided investors with updates, liaised with ZRS’s lender to provide them with information from the sales. Worked closely with the ZRS partners on underwriting prospective deals primarily on earnings projections and operational projections, which allowed negotiations to proceed on prospective deals. Managed construction teams for new construction and renovation projects. Typically reserved for smaller construction projects, I acted as an owner's rep, ie hiring contractors, reviewing work progress, providing investor updates, and cash management to ensure all contractors and vendors were paid timely. Provided updates to investors on status of active projects including Tax Abatements, construction status, and leasing. Participated in the sale of assets – due diligence which included pulling all relevant records from the municipality, providing leasing information, CAPEX breakdowns, utility accounts, background documents, and any other relevant documentation. Worked closely with accountants to provide internal financial documents to ZRS partners and investors, created digestible schedules that could be referenced easily for fundraising purposes and general financial planning. Navigated through NY municipal websites to retrieve tax information, property information. Completed major projects for ZRS (e.g. creating an internet presence to access Crowd Funding platforms).
