As an active partner of XP Investing, my primary function is fund sourcing through strategic networking, marketing/branding development, and property acquisition.Fund sourcing is largely based on developed relationships of smaller multifamily owners, and business professionals that have little time to build out their own passive income portfolios.Marketing and branding is primarily achieved through the personal relationships that we develop with investors, and those whom we meet at a number of networking events and FB groups.In regards to property acquisition, our primary objective is buy and holds, whether by our own capital, or that of investor(s) with trust deed lending. In the wake of Covid, our acquisition parameters have tightened, but we may also employ other exit strategies such as assigning to another investor or listing the property on market.

My main focus as an owner operator of Hygeia Cleaning, is the expansion of our clientele and markets through aggressive marketing campaigns, and maintaining high standards of operation. My focus is both on client satisfaction, as well as the ethical and respectful partnering with our employees.

Becoming an agent at an investor friendly brokerage with Box Real Estate, my former company Gramson Property Solutions was dissolved.While continuing the functioning and marketing of my wholesaling company, I have added an additional tool allowing me to list or help clients purchase properties on the open market.

At Gramson Investments, my focus was on the acquisition of properties at <70% ARV while partnering with cash buyers. Along with these investors, we work to ameliorate distressed property owners.Due to the growing utilization of digital marketing, I operate both in local and outside markets, for such acquisitions.

In my last position as a supervisor within the private protection industry, I successfully directed, mentored, and encouraged a staff of individuals with distinctly different working styles to cooperate and focus on safety and a common set of objectives. As with my work at DPS, I had frequent interactions with a diverse population, assuring compliance with property/site rules along with local, state, and federal laws. By maintaining a high level of professionalism, positive attitude, and emotional maturity, I had been requested specifically by a number clients.

After my initial introduction to the department as a Community Service Officer, I was promoted to head of the program. I was charged with simultaneously assessing campus requirements, supervision of 10-member crew, and interaction with various building managers on a daily basis, amongst a highly diverse campus environment. While working as the program coordinator, I was responsible for the hiring/interviewing, discipline, program regulation, and program maintenance. This position was especially fulfilling for me as I was able to grow as a leader, and was responsible for such a number of different tasks/obligations.
