This Group is tasked with providing loans to finance real estate projects in distressed or revitalizing areas serving a market previously underserved by development. The target communities are typically economically distressed and have populations earning low to moderate incomes. Developers and lenders in these markets face unique challenges, such as potential lower rents and increased development time. As a Credit Officer, I was tasked with structuring and underwriting loans enabling projects to successfully meet the challenges and fulfill the needs of the developers, the end users, and the stakeholders of the Bank. Underwrote, structured, and closed over 20 real estate loans with obligations exceeding $25 million. Developed an appropriate structure for each loan by analyzing the market demand for the asset type, the costs of the development, the reasonableness of the projected financial performance, and the experience and ability of the project developer.Structured alternate means of financing including, when appropriate, government grants and tax credits.Financed loans on residential homes, multifamily units, and commercial space in under served or revitalizing markets.
