Managed team responsible for admissions and sales at the 27,000 SF San Diego Model Railroad Museum in Balboa Park. Together, we saw about 75,000 annual visitors to support an $800,000 budget.In the gift shop, increased sales 20 percent above pre-pandemic numbers, and reduced COGS from 55% to 35%. Responsible for all ordering, receiving and accounts payable functions up to cutting checks.Developed new products and designs, incorporating Museum identity and branding into a number of the products sold, so that we were able to offer more desirable products with higher margins at prices comparable to pre-pandemic levels.My efforts were credited with increasing membership sales by 25 percent over historical numbers (reaching a milestone they had been chasing for 5 years) and with tripling the sale of donated assets (primarily trains and paraphernalia) and overstocked books from the museum library, neither of which had not been a focus in the past, but grew to be a substantial contributor to the bottom line.Achieved total revenue 30%-50% higher than historical highs in large part due to my direct efforts and management, and my singular determination to drive sales and income at every opportunity.In calendar year 2023, a full 25% of my salary was covered by new revenue streams outside the giftshop that I personally created and managed; primarily, I children’s birthday parties, where I donned one of several costumes of my own design, offering upgrades to increase operating income. And joy.

Responsible for all operations at the most award-winning donut shop in the United States. Heavy focus on "over the top" customer service, exploiting every opportunity to create an amazing experience for our guests. Developed companies first policy and procedures manual, which became the basis for the documents used in their franchise expansion. (I also got to hand out trays of free Donuts to families waiting in line on weekends. Best part of the job!)

Responsible for staffing, marketing, inventory and special events at a boutique yogurt shop in Pacific Beach, a popular tourist destination. Represented the brand at various community events, and fundraisers held for schools in the Pacific Beach area. (Gained valuable experience judging talent shows, and hosting parties for kids at the schools.)

Pre-leased apartments to maintain 98% occupancy rate, processed and approved rental applications according to pre-established qualifications. Maintained property with an eye towards safety and value preservation. Responsible for record returns to client in their decades of ownership.

Long-term assignment as the Asst Mgr of Greenfield Village during a time when specific goals had to be met to meet financing projections. Offered permanent employment at the end of contract.

Managed portfolio of multi-family assets throughout California and Nevada valued over $500 million; consistently achieved the highest physical and economic occupancy numbers within the company as compared to other regional/asset managers in the same role. (Attempted to recruit me multiple times before I joined them.)

Managed a portfolio of properties, primarily HUD financed with Tax Credit Overlay. Promoted to Marketing Manager for all of NCR in recognition of my lease-up efforts before ultimately deciding Cleveland, OH was not a fit for me.

Managed a large affordable housing project in Brea, CA. Increased occupancy and operational efficiencies, oversaw minor construction projects. Was recruited by NCR based on my reputation within the local (Brea) community for my work on that property.

While wearing multiple hats, I was responsible for the administration of 10 million square feet of Office, Industrial and Retail space. (Last 6 months was as a contractor; did multiple client-facing projects for them while drafting a policy and procedures manual that positioned associates for success.)
