The JV run five malls in Brazil and was expanding the portfolio. This JV finished in May/2013. Almeida Junior is a Brazilian Mall Company that runs five malls in the State of Santa Catarina, Brazil and owned around 55% of the local market share.Responsibilities:-Assisted the CFO in financial delivery.-Prepared and interpreted the actual monthly financial statements, forecasts, budgets and quarterly rolling forecasts Prepare 5-year plans.-Performed detailed analysis of tenants, car parking and each mall.-Measured credit risk for new tenants.-Renegotiated bad debts with tenants.-Involved in frequent ad-hoc studies and reports.-Report to the CEO (Chief Executive Officer) and CFO (Chief Financial Officer).Achievements:-Developed reports and panels on Excel to compare each mall.-Established a new process to do credit analysis, tracking each step, from commercial to law area.
