I was appointed to oversee the finances for a commercial real estate company, managing an £18m (>C$30m) portfolio of office and industrial properties. Part of my role is to implement rigorous cashflow forecasting and management to complete portfolio restructuring without taking on new debt.Key Contributions:- Modeled impact of hybrid working evolution on managed estate. Advised on disposals and an acquisition that increased rent roll on those assets by 54% without additional financing and tripling estimated rental value at full occupancy.- Recommended solar as future investment, increasing asset value by >10%, future rental income by >25%, and achieving >20% returns a year from selling electricity generated to the tenant and back to the grid.- Introduced new annual budgeting process and evaluation of operating costs, including monthly variance analysis, to bring costs of managing the estate down by 10% despite inflationary environment.- Identified and resolved pre-existing bookkeeping errors in readiness for accurate year end accounts, reducing external accounting costs by 33%.
