Project Executive, Design
As a project executive overseeing design, in addition to the roles and responsibilities listed under Senior Project Manager, I also run a small team of project managers that assist in similar project oversight roles. Since taking the position of project executive, I regularly interface with similar leadership level colleagues in the construction unit and frequently report to the executive team as needed to provide status updates on larger, high-profile projects. Within my role as a project executive, I have developed various training modules that I present to our design team twice a year. Those training sessions cover topics such as new policies and procedures to streamline workflows/reinforce best practices, new project tools, tutorials on budget allocations and soft cost analyses. I oversee the onboarding of new design consultants and managing the creation of our MSA contracts and negotiating appropriate project fees and developing standard scope exhibits for typical project typologies. While at a project level, I interface with consultants as needed to coordinate project documents and oversee changes to contracts (change orders and add services requests). As part of my responsibilities, I also assist in planning monthly cash flow expenditures for the lifecycle of a typical project and relay those forecasts to our adjacent project executive teams within the construction unit. I also frequently check in with my team(s) to ensure awareness of issues and concerns related to production, schedules, contracting, and/or accounts receivable. I report back to upper leadership as needed regarding these issues. As problems arise within a project that cannot be reasonably solved by my team, I step in to mediate a solution that keeps both the design integrity intact but maintains a budget- and schedule - conscious resolution.
Senior Project Manager, Capital Improvments
Responsible for developing, overseeing, and executing projects on behalf of our internal clients and project executive teams, documenting scopes for various project types from predesign services through construction documentation to project close out. This role focused on onboarding specialized design consultants for specific projects we were tasked to complete.I also focused on capital improvement (CapEX) process across New York and Long Island properties. My main function was to interface with our leasing and property teams to identify projects for each capital planning season and assist in developing space/scope plans to generate project budgets with our internal pre-construction team. I reviewed budgets with our construction unit (Project Managers & Project Executives) to ensure budgets were in line with agreed scopes and identify any additional construction fees and soft costs required to properly run the projects. I was responsible for tracking each property’s Capital Improvement list along with any repair or maintenance projects in a year-over-year spreadsheet that tracked upcoming plan year projects along with short term and long-term building expenditures. That document was used by the asset management team to report back to investment partners. As part of my additional responsibilities, I manage our Master Service Agreements process for all our project design consultant teams and assist as needed to update contracts in accordance with our policies & procedures.
Senior Project Manager
Responsible for developing, overseeing, and executing projects on behalf of various landlords across New York City from large prebuilt spaces to tenant specific projects. Primary responsibilities of this position were multiple projects of diverse sizes and scopes through their pre-construction phases and overseeing them through to completion.
