Operate a professional one-time rental service for investment property owners offering full lease document preparation, marketing, tenant screening, credit/back ground checks, manage vacancy preps, determine market competitive rent/lease rates, show rent ready units, provide professional signage, vendor referrals, and short term financial management in accordance with owner's expectations for their investment property. Provide expertise and consultation regarding all aspects of property management and local landlord/tenant laws as pertaining to residential and commercial properties, Oversee property rehabilitation projects for owners.

Aggressively manage a portfolio of multi-family communities and commercial properties, as well as HOA's. Recruit, hire and train community managers and employees. Provide leadership and direction to the property management team, building strong teams through coaching and motivation. Effectively market the properties to ensure positive community image. Monitor portfolio performance, income and operating expenses ensuring that the properties meet financial performance goals. Prepare monthly variance and forecast reports. Develop strategies to improve portfolio performance. Oversee and manage all vendor contracts with public and private agencies involving any/all property repairs and improvements. Ensure adherence to deadlines. Plan, implement, and oversee full rehabilitations of properties. Handle complaints from residents, analyze problems, ensure they are promptly resolved by management staff and make follow-up calls. Actively inspect all properties routinely to ensure compliance with tenant/landlord laws and company policies and procedures.

Successfully oversee the entire property ensuring that building operations are fiscally sound and the property is well managed and maintained. Ensure that policies and procedures are in place and followed that promote and maintain positive relations with residents and community representatives.
