Analyze and consult on sound construction management practices and procedures as they pertain to the execution of construction projects, contracts, disputes, bond claims, estimating, office management, business evaluations, construction claims, and project cost evaluations.

Contracted as part of a three man management consulting team to investigate, reorganize, and report on a national roofing consolidation company with offices located in Washington, D.C., Atlanta, Georgia, Boston, Massachusetts, Fargo, North Dakota, Memphis, Tennessee, and Omaha, Nebraska.In order to accomplish this goal, the team visited each of the six offices and interviewed and reviewed all management personnel and procedures, reviewed financial reports, and visited job sites. Based on these investigations, the team then implemented a new job cost accounting and reporting computer program and instituted sound construction management and cost accounting procedures to include estimating, contract and subcontract expediting, purchasing procedures, scheduling, change order procedures, shop drawing procedures, job cost reporting, project invoicing, and collections. Mr. Gregory accomplished this while serving as the President of the Memphis office and Senior Project Manager for a 10 million dollar historical roofing and masonry restoration of the Smithsonian Natural History Museum.During this period, Mr. Gregory also contracted with a large Plumbing, HVAC, and electrical service contractor in the Washington, D.C. area as a Senior Construction/Project Manager to help advise, implement, and train other company Project Managers on similar construction management and cost accounting procedures listed above.Real Estate ConsultantAs a real estate consultant, Mr. Gregory consulted with clients on the sell and purchase of land and residential properties to include marketing, contracting, negotiating, escrow, title policies, insurance, mortgages, surveys, inspections, and warranties

As Senior Project Manager, Mr. Gregory assisted executive management in implementing and training sound project management procedures such as project cost-to-complete tracking and reporting, change order proposal and tracking, scheduling, RFI tracking, purchasing and expiditing, and quality control. Mr. Gregory also assisted in coordinating and delivering marketing presentations for negotiated projects and managed several key commercial office, retail, and institutional projects as well.Vice President of Industrial OperationsConceived, organized, and managed a grass root industrial construction division specializing in mechanical and electrical maintenance and capital improvement projects in the pulp & paper and solid wood industries.This goal was accomplished by developing and implementing a business plan that included market research, market scope, pro-forma budgets and projections, and a marketing plan. After acquiring the approval of corporate management, Mr. Gregory began setting up a branch office and assumed the responsibilities of marketing to clients in the pulp & paper and solid wood industries. Once projects began to materialize efforts were focused on reviewing and reporting on profit/loss statements, setting up estimating, project management, field and office procedures.Director of Educational MarketingAs Director of Educational Marketing, Mr. Gregory was responsible for the direct and indirect marketing of construction management services to all independent school districts, private, state, and local colleges in the Houston area. This goal was accomplished through the preparation of a sales and marketing plan and the implementation of that plan through the writing of proposals, preparing and participating in marketing presentations, coaching construction teams on presentations, marketing brochure design and development, and personal solicitation of key education administrators.

Mr. Gregory’s construction management services were contracted by the Temple Inland Forest Products Division to monitor construction maintenance and capital improvement projects, to insure compliance with engineered drawings and specifications, for a dimensional solid wood manufacturing facility. The services provided under this contract included reviewing contractor qualifications for recommended bid list to corporate; assisting management in project budgeting; preparing project descriptions and bid packages; pre-bid meetings with contractors; soliciting and reviewing proposals for contractor recommendations to corporate; material process review with engineering and manufacturing personnel; manufacturing equipment review and recommendations with project engineers; manufacturing equipment purchasing; manufacturing equipment receiving, handling and inspection; project scheduling and shut down timing with manufacturing and contractors; onsite construction quality control monitoring; generating and expediting project punch list; review and processing of contractor invoices.

As Area Project Coordinator, Mr. Gregory was responsible for construction management of all fast track design/build projects in and around the Branson, Missouri area. Duties incorporated in this assignment included assisting company architects and estimators with conceptual budgeting and estimating for projects; expediting shop drawings and critical material and equipment purchases and deliveries; and providing onsite construction management and superintendent services for projects to include architectural design monitoring, obtaining building permits, writing subcontracts, coordinating subcontractors, project scheduling, onsite quality control, onsite project supervision, pricing and expediting change orders, drawing construction details, processing company invoices to owner and from subcontractors and maintaining owner, inspector, subcontractor and architect relations.

Responsible for the execution of all project management functions on various large institutional and arena commercial projects. Specific duties included material purchasing, subcontract expediting, shop drawing expediting, processing and tracking subcontractor and in house request for information, change order proposals and tracking, project scheduling, project billings, quality control, and project safety.

Due to the size of this company, all project managers were responsible for estimating and managing multi-family residential and institutional commercial projects awarded or negotiated to/with the company. Specific duties included material quantity and labor take-offs, subcontractor bid solicitations, subcontractor bid analyzes, estimate spread sheet data entry, material purchasing, subcontract expediting, shop drawing expediting, processing and tracking subcontractor and in house request for information, change order proposals and tracking, project scheduling, project billings, quality control, and project safety.

Performed duties associated with assistant project manager and estimator including shop drawing review and tracking, writing, processing and tracking subcontracts and change orders, writing purchase orders, material quantity and labor take-offs, subcontractor bid solicitations, and material pricing.
