Engineering is generally required when the capacity of a system must be increased to the area, such as adding more electrical power or A/C to the room or changes to the fire sprinkler system. A large job COR is project manager to coordinate all team members and handle development with enduser and assist contracting officer with purchasing for the project. Project section oversees the work to meet project goals and coordinates with building occupants through direct COR guidence. Must use an outside contractor to perform the work through open competition or low bid. Typically all Clinical and labs and large area renovations (>1000 sf to 36,000 sf) fall in this category require architectural design as well as systems engineering by outside AE and estimating firms. Use of Pro Core, Newforma, Primavera, Autodesk, MS Scheduling.Construction Management and Maintenance, Project COR / practical knowledge of construction and cost estimating methods and techniques; knowledge of contracts; skill in Computer Aided Drafting and design technology; ability to inspect materials, workmanship, and the construction and installation of critical equipment systems; ability to communicate orally and in writing, knowledge of contracts.
