For Conley worked with new and existing tenants to build out their new space as per the lease requirements. Projects included estimating for project budget & all subs scope of work, preliminary layouts, project working with designer/draftsperson/Architect, permitting, assembled MS Project schedule, bidding/negotiating with sub-contractors & suppliers, owner material buyouts, supervision of all construction, reviewed sub-contractors pay apps, writing punch lists, all city/code inspection, close out package, & turnover to tenant’s. Constructed 7 new tenant spaces ranging from 2,500 to 5,000sqft with budgets between $100,000 to $185,000. Completed other small projects for the owner with one being repairs to a 3 story 150 car parking garage repair project costing $45,000 & a $20,000 restroom enhancement project. For Cresa Albany, overseen/supervised the construction of Clients spaces, reviewed contractors payment applications, assisted clients with material & finish selections. One project was a 15,000sqft 2 story medical arts building with site improvements costing $2,400,000. Second client was a health care provider that I completed bi-weekly inspections for 5 – 5000sqft doctor offices suites. I also completed project inspections for Cresa Boston & Cresa New York clients with their projects in Cresa Albany territory.

All projects consisted of assembling bid packages, bidding, negotiating with contractors, weekly project meeting, review of contractors pay apps, owner supplied material buy outs, city/code inspections, writing punch list & completion inspections, project safety inspection, weekly walk through with tenants project managers, worked with malls architect & engineers, & turnover to tenants. Crossgates Mall project included Exterior Renovation Project for Forever 21 costing $275,000, and a 120,000sqft mall wing renovation from a closed Lord & Taylor to Dick’s Sporting Goods with addition mall tenant space, a new mall entrance, & relocation of 2 existing escalators all costing $15,000,000. At the Holyoke Mall in Holyoke, MA I complete an Exterior Renovation Project for Forever 21 costing $325,000. At Champlain Center Mall in Plattsburgh, NY I completed a $250,000 mall entrance project and a revamping of a 750 car parking lot costing $750,000. At the Sanger Town Mall in Utica, NY I completed HMS downsizing project from 50,000 to 20,000sqft. At the Riverside Centre Mall in Utica, NY I also completed an 80,000sqft Burlington Coat Factory costing $2,250,000.

All projects consisted of assembling permitting, planning board meeting, zoning board meetings & appeals, bid packages, bidding, negotiating with contractors, review of contractors pay apps, owner supplied material buy outs, city/code inspections, writing punch list & completion inspections, project safety inspection, MS Project scheduling, weekly project meetings with walk through with architect contractor & site engineer, & turnover to operations department. I completed two 3,500sqft ground up branch projects with associated site work in Plattsburgh and Fishkill, NY with budgets of $3,200,000 each. I also completed 10 in-store bank branches of 1,000 to 1,500sqft with a per project budget of $350,000 each and located in New York, Ohio, & Indiana. I also worked with the Facilities Department in completing a $9,000,000 capital improvement project on 100 bank branches in New York state.

Overseen construction of 3,000sqft Casual Corner, 3,200sqft Petite Sophisticate, 1,500sqft Nine West, 1,5000sqft Easy Sprit at Shopping Town Square in Dewitt, NY; 10,000sqft Union College Book Store remodel Union College Schenectady, NY; 5,500sqft Finish Line Annapolis Mall in Annapolis, MD; 1,800sqft Nine West in West Farm Mall West Hartford, CT; 5,500sqft Brooks Brothers Outlet in Grove City Mall, in Grove City, PA.
