Tucson, Arizona Area

I was recruited by KB Home to oversee three Joint Venture Master Plan Communities as a Director of Master Planned Communities with KB Homes, Tucson, AZ. I was responsible for overseeing Joint Venture projects under Partnership Agreements and Business Plans for multiple use projects of residential, commercial and shared common areas of parks and recreation. Monthly reports and presentation to shareholders meetings to provide project updates for entitlements, financial status, design and construction documents, scheduling, and solutions to project difficulties.

Englewood, Colorado

I was hired by an investment / development firm to start up an in-house land planning department for processing projects through entitlements for Final Plat recordings with a variety of municipalities. Entitlement services include new product types; regulation research and site analysis; HOA Covenants and By-laws; public presentations for projects in front of Neighborhood Meetings, Municipalities Departments, County Commissioners, City Councils and Architectural Review Boards that included site plans, grading plans, utility plans, my renderings of landscape plans and building elevations. Within one year, projects expanded into numerous states, including Texas, North and South Carolinas, Florida, and Georgia, with site analysis adhering to various codes, ordinances and regulations for each local and state jurisdiction. I conducted meetings and was responsible to address solutions to project issues, performed public hearings and presentations to Neighborhood Groups, Planning Departments, and City/County Boards for approvals through Preliminary Site Plans, Plats and Final Site Plans.I was awarded the Employee of the Year award for 2004.
