Managed 64 acre, 420 pad 55+ mobile home park in a unique legal situation. The owners purchased the rental park from the owner in a Cooperative form for the land. So each occupied lot was owned by the resident thru the cooperative. Any unoccupied lots remained Cooperative owned. However, the streets, office, maintenance and sewer facilities were owned by the HOA. I oversaw the transfer of the sewer facilities from the HOA to the City of Sebring and the removal of the sewage plant from the property, filling in 5 acres of holding ponds leaving a huge open park area. Left the position to prepare to enter Thunderbird School of Global Management.

Managed direct Atlantic Ocean front facility consisting 191 condominiums in 17 floors above ground combined with 7 commercial rental spaces in basement. Left position on request due to changes in Board of Directors!

Manage the day to day business affairs of a mid-rise single-building condominium complex in Port Orange, Florida. Responsibilities include policing owners and their guests adherence to the condominium association rules and regulations. Administer Association budget utilizing Quick Books in which record and deposit 101 unit maintenance payments monthly and disburse over 70 checks per month, to include payroll. Supervise all vendors of both products and services to the association. Work includes supervising maintenance in effort to keep 40 year old building, facilities and grounds in the best possible state of repair and appearance. Report directly to the President of the Association Board of Directors assisting she and the Board members in keeping all documentation complete and updated. Seek out and make suggestions to the Board for opportunities to enhance the condominium appearance and amenities and find opportunities to suggest for improving operational efficiency.

Have succeeded to reduced dues delinquencies by 60 percent within first 6 months on the job. Discovered and corrected serious flaws in over 10 percent of owners accounts within first 60 days on the job. Supervise all vendors of both products and services to the association. Negotiated 35 percent price reduction to lowest offer vendors quote for equipment. Work with maintenance department in efforts to keep 30 plus year old buildings, facilities and grounds in the best possible state of repair and appearance.
