Assisting L&Q with clearing their RTL backlog due to the current pandemic

Set up and managed a team of 6 individuals on a project to re-sign over 6000 Assured Shorthold Tenancies to Assured ones. Worked across departments to accomplish overall targets, service, and activities within time and under budgetary constraints. Whilst this project was running, I was also instrumental in taking the Lettings, Sales and Neighborhood Teams paper free to offer a business-as-usual service in a market where face to face communication was no longer possible due to the COVID-19 pandemic. This meant that we could continue to promote business growth and profitability when other Housing Associations had stopped letting homes.

In this role, I maintained responsibility for enhancing and managing lettings and marketing function across Peabody to ensure that all marketing maximised lettings demand and effectively adheres to Peabody brand values. I led a team comprised of 4 Lettings Negotiators, an Administrator, a Marketing Coordinator/a Marketing Officer, and a Volunteer to coordinate all areas of delegation/resource planning, recruitment, training, coaching, and performance management. I built robust Relationship by liaising with a range of internal and external parties and working in collaboration with a diverse range of internal teams, namely: Voids, Finance, Collections, Resident inclusion, and Policy and Property Accounts. I further introduced improvements in business intelligence to inform portfolio analysis, budgets, and financial appraisals. I have gained an accreditation with the National Landlords Association to allow Peabody to use the London Rental Standard logo on advertising.Key Contributions:• Implemented proven strategies on Peabody's strategy in relation to letting of non-social properties.• Ensured analysing allocations and lettings across private market, including intermediate market rent/regency stock to ensure smooth flow of work.• Liaised with the Head of Lettings and the Director of Commercial Services in relation to key market issues, strategic plans, and personnel issues to ensure smooth flow of work.• Managed and motivated lettings team, including Lettings Negotiators, Administrator, Marketing Coordinator, Marketing Officers, a non-social Void Surveyor, and a Volunteer to achieve shared visions and goals.• Led overall lettings team, in addition to promote the Peabody Group across all key markets in order to increase engagement and revenue growth.• Ensured delivery of the private and intermediate rent strategies to promote business growth and profitability.

As a Senior Lettings (East Region and West Region), I reported to the Lettings Manager and provided excellent front line customer service by working in partnership with internal and external stakeholders to ensure our customers' needs are met and the departmental/team objectives are achieved. I have managed a team of 6 Lettings Officers, 4 Tenancy Officers an Administrator and Volunteers in the day to day running and letting of properties. I have further covered all service areas including General needs, Rough Sleeper Initiative, Keyworker, Intermediate Market Rent, Market Rent and New Builds. recruit, manage and appraise employees thereby ensuring the provision of an effective, efficient and well-motivated team. I have acted as Lettings Manager in ensuring that tenancy changes and lettings tasks are completed within target and in accordance with agreed KPI's.My key achievements during this job role are:• Led a team of paid full-time staff as well as volunteers to achieve consistent performance that exceeded targets consistently• Developed 6 Volunteers and 5 of them went on to get full time positions with Peabody.• Restructured the Peabody Internal waiting List and oversaw the reduction of the waiting list from 1615 to 339 by 9 June 2014.
