Investment ManagerAso Property Services (Uk) Ltd 1993 - Feb 2006• Direct commercial real estate investment, active management and asset value enhancement in the UK and overseas for a private offshore group, including the acquisition and redevelopment of a sub-regional shopping centre in New Zealand, several investments in Canada and Singapore and various high yielding investments in the UK.Properties included, for example: - a Sainsbury’s supermarket / local shopping centre at Woodhall Farm, Hemel Hempstead, bought for an initial yield of c. 8.9% and sold for c. 6.4%;- a portfolio of mixed use properties in Edinburgh & Glasgow, managing them until sold individually, gaining a significant aggregate profit of c. 28% for the client;- an “un-elected” office building in Swindon, let to a non VAT-registered tenant, negotiating an increased rent in exchange for not “electing” the building, increasing the running yield from 8.9% to 9.4%;- a local shopping centre in Bristol bought for 9.15% i.y. and sold for c. 6.75%;- an office building in Nottingham (let to the government) bought for c. 9.6% and sold for 6.9%;- two properties at Vancouver Airport bought for c. CAD22.5m and sold for a capital profit of c. 44.5%;- a sub-regional shopping centre outside Auckland, NZ acquired for c. NZD45.35m that was completely redeveloped, with resulting new tenants;- two office towers in Wellington, NZ bought for c. NZD45.65m (these were sold after leaving the company).
