To Whom It May Concern –I am introducing myself and providing you with a recommendation for Tim Morison. My name is Dave Uram, I am the co-founder and CEO of PIRHL. Tim has done a tremendous job for us at PIRHL and under normal circumstances, if we did not close the construction company, we would be promoting him. Tim joined PIRHL in June 2022 as a regional VP of construction, focusing on our New Jersey Portfolio. He stepped into a region that was in turmoil due to challenges with COVID-19, staff turnover, and general burnout. He brought meaningful experience and stability to the situation, prioritizing critical work in a dynamic environment, reissuing schedules, and negotiating with disgruntled subcontractors. Ultimately, he rebuilt the NJ office. As the situation in New Jersey stabilized, we gave Tim the responsibility of serving as Owner’s Representative on a project called Applewood Apartments, a new construction apartment deal in rural southern Ohio. This project was already underway, and in trouble, when he joined primarily due to a small, locally-based General Contractor who seemed unable to manage the project. Tim stepped into the situation, clearly communicating the trajectory of the project for ownership, the investor, and the General Contractor. Ultimately, the transparency he provided allowed ownership to more effectively push the contractor to perform and provided more perspective, early enough in the process, for ownership to line up resources to partially offset the cost of delay. We transitioned Tim into Chicago to take the Owner’s Representative role in North Sheffield. He has done a yeoman’s job of getting his arms around the complexity of the project, helping to clarify the most critical issues, and working with Leopardo on how to accelerate completion.
