I currently lead the Space Management Team for the West, Central, and South regions.During 2016 I led the execution of the systems conversion from the legacy Bank of America Manhattan IWMS system to the JLL FMS CAFM system. This conversion covered the entire BAC real estate portfolio (83+ million square feet) and over 9,000 floor plan drawings and required the reconciliation of several million data points between systems. I guided the dual entry reconciliation to successfully prove our ability to deliver the new system and perform the monthly rent allocation cycles. I also simplified the delivery of the dual entry results to foster more effective conversations and built trust with the BAC Finance and Real Estate Services executives.More recently - I have executed the following:• Designed internal charge back process to allocate monthly real estate costs to BAC lines of business.• Identified several process and technology improvements for the Space Management team to increase efficiencies in the CAFM application.• Developed an algorithm to identify potential data quality issues.• Partnered with other service lines to improve KPI performance.

I lead the Space Information Management team at Bank of America, which manages the Manhattan IWMS space management module on a national real estate portfolio of over 85 million SF. My team is 20 strong, and is comprised of 7 BAC employees and 13 contractors from NELSON, JLL, and Gensler. I am responsible for ensuring accurate and consistent real estate allocations to over 10,000 business units each month. I also provide strategic leadership and direction for the Space Information Management Team.Over the past few years, I've been an integral part of the Names in Seats team - an initiative to identify and maintain seat assignments for the bank's 300k + employees and contractors within our legacy CAFM and current IWMS systems. I've worked extensively with our proprietary Electronic Data Occupancy Tracker (eDOT) algorithm and process in an effort to understand space usage and utilization.Recently, I have created several algorithms to enable a more automated way of solving space issues. I created our Self Move Probability Estimator or SIMPLE tool to determine the probability that an employee or contractor moved from one seat to another without following the proper channels. This tool has been tested at an over 80% success rate and is being used in conversations with Executive Level Management to identify employees who are not following processes.I also created an algorithm called Smart Status which utilizes Occupancy and Technology data to determine the probability that a seat is used or not and to the degree by which it is used. This algorithm has been tested at an over 90% success rate in properly identifying seat usage.

Developed and implemented several analytical models and tools that enabled data-driven business decisions. Worked with senior leadership to design automated scorecard reporting. Created executive level presentations that communicated complex statistical models into easily understandable material. • Lead inventor of the Your Quality Index (YQI) tool (US Patent #8583464), an unbiased, Excel/VBA based, decision making framework enabling decisions based on qualitative as well as quantitative CTQs; primary facilitator for YQI sessions with multiple lines of businesses to develop market location strategies.• Inventor on head count forecasting triangulation tool Excel/VBA. Manage quarterly updates and train partners on interpretation of forecasts. Forecasts are utilized in real estate planning to determine future space needs by both line of business and geography.• Established the Advanced Planning and Analytics Scorecard used to track and measure results of Planning Hoshin Goals. Developed new primary metric to measure real estate efficiency and capacity. • Managed Excel based tracking tool for Corporate Workplace Portfolio Reduction Initiative. Tool was designed to capture future tactics and measure impacts to real estate portfolio in major markets.• Created presentations and conducted analytical research related to operating expense accounts; including trend analysis, stability analysis, and recursive partitioning.• Primary lead for the gathering and submission of Corporate Workplace Occupancy Data for annual Real Estate Executive Board benchmarking initiative, to allow comparison of BAC portfolio performance to industry peers.• Green Belt Certified on Property Insurance Project – identified $4.9mm of savings.
