Remote Job. The company owns fully equipped properties in Ft. Lauderdale (Florida) which are decorated and offered under the modality of short-term rental via different platforms like Airbnb or Home Away/VRBO. As it was a new venture with only few people, my tasks were completely diverse:- Business development: the company’s main objective is to manage 50 properties under its brand. In my days, only three units were fully operational and other two were about to be incorporated.To achieve a successful business expansion, a complete spreadsheet structure was created in order to automatize processes and follow the day-by-day dynamic (preventive maintenance, cleaning schedules, automatic responses for inquiries and reviews, enlarge list of vendors).At the same time, did research and got in touch with different solution providers for the operation of our business, starting with the Property Management System (PMS), followed by the website setup, automatic pricing tools and payment gateways.Development of the company handbook.- Market Analysis: Identify direct competition around the area and analyze price levels, in order to conclude if the houses are overpriced or underpriced. Set up general parameters for the implementation of the automatic pricing tool according to the results of the price analysis, incorporating the behavior of the market and stationary periods.- Sales analysis: Ability to low prices for long term stays or during gaps in between the week, filling out empty dates.- Customer Experience Ambassador: follow up all the reservations and inconveniences that may arise before, during and after the guest's stay, maintaining a 4,8/5 stars general review. Pursue old clients with e-blasting campaigns and comeback discounts, aggregate value on the after-sales services and aim to improve communication channels.My professional relationship with the company came to an end when I decided to resign and assume plain functions in Estancia CH project.
