Forward Planning and Land Development:Managed the land entitlement and development of land parcels throughout Southern California. Responsible for maintaining schedule and budget for projects valued more than $500 million. Assembled consulting teams, prepared budgets, performed due diligence, coordinated with municipal agencies and elected officials, obtained ensured compliance with local, state and federal permits.Bond Exoneration:Managed the bond exoneration program for the Southern California Division to secure the release of over $180M in municipal bonds on various projects, while developing new reporting and tracking tools later used by KB Home Corporate.Land Acquisition: Managed various project due diligence efforts while coordinating with Land Acquisition to complete preliminary and final LOIs and Purchase Agreements. Work included technical due diligence, preliminary pro forma preparation, and market analysis.

Provided day-to-day management of a 5-year, $10 million on-call multi-discipline engineering contract by tracking budgets, schedules and performance goals of staff and sub-consultants. Developed and prepared scope-of-work and fee proposals for new public works projects, while producing detailed weekly and monthly project schedule and budgetary status reports.
