Made a career change into property management when I purchase the Management Rights for a 90 unit residential complex with permanent residents in the Sunshine Coast. This keeps myself and my wife busy with all the caretaking and letting duties. By the nature of the property owners we are heavily involve in the National Rental Affordability Scheme (NRAS).Currently the caretaking involves:- Liaison with Body corporate- Building and gardening maintenance (scheduled, non-urgent and improvements)- Management and enforcement of Body Corporate bylawsOur letting agreement requires us to manage all rentals and includes- Marketing of properties- The full and proper screening of applicant's credit, rental history and ability to pay.- Lease contracting and rent collection into trust. Following the Residential Tenancies Agency (RTA) requirement on behalf of the owners- Relationship building with creditors/contractors to provide value for money to owners on Body corporate- annual rent review,- Entry, routine and exit inspections - Ensuring legislative requirement are met for rental properties - Mitigation and remediation regarding any maintenance issues, with prior or conveyed consent via a Limited Power of Attorney legally agreed to by the property owner.- Maintaining necessary property investment records for tax and legal purposes- Pursuing evictions.Challenges are keeping track of individual requirements and to be timeous and accurate. There are strict auditing done on the trust accounts and good workflows are very important if you want to be a good property manager. Fortunately, with my background in system engineering I am able to develop these workflows and put systems in place to automate processes, reducing the possibility for human error.

• Management of the ICT, ITS and IT systems and infra structure in the 4.5 km Legacy Way Tunnel (LWT) in Brisbane. The role involves system contingency management inclusive of day to day maintenance management, provision of processes and facilities to ensure the High Availability (HA) (>99.99%) of the LWT system with the overall goal of no non-scheduled tunnel closures. This includes the development of operation and maintenance procedures, Tunnel System Contingency plan (promoting minimal downtime in the case of failures of redundant systems) and Emergency Data Recovery Plan for systems used within the tunnel project. • Managing best practice support, configuration (hardware and software) and data integrity and system availability across all control room and associated systems,.• Technology: The responsibility is to maintain, support and upgrade specialised Information and Control Technology under the control of a Telvent SCADA management system with Microsoft Servers, Workstations and MS SQL databases, Electronic and Electrical systems critical to the ongoing operation of the organisation. This includes amongst others, Traffic Management and Control Systems (TMCS), Plant Management and Control Systems (PMCS) and supporting Data, DvTel CCTV and Telecommunications Networks and other electronic equipment in related to operation of the Legacy Way tunnel. These systems are a crucial link in the generation of revenue, ensuring the smooth flow of traffic and the maintenance of the organisation’s reputation.• Identify sub-contractors and suppliers for specialised support services and spare parts • Actively participate in testing with the Independent Verification (IV) team utilising a 7 stage commissioning plan consisting of Factory and System Acceptance Testing (FAT), Function and System Commissioning, Integrated System commissioning, fitness to operate and post operation calibration testing.

I moved into this new role in the engineering division after developing the scope of work for a new ITS solution to manage the system roll-out of this and other new ITS projects for Queensland Motorways. The initial baseline ITS project includes the installation of new civil and electrical constructions to allow the integration and commission of digital Close Circuit TV (CCTV), Variable Message signs (VMS), PLCs and Vehicle Detectors into the TMC operations through the STREAMS and Omnicast operational software used at Queensland motorways. The project includes the provision of a licences Wireless backbone using 18 and 22 Ghz with unlicened 5.8 Ghz edge connection to the field devices. Groundbreaking digital compression are used to communicate the digital video over the wireless network back to the Traffic Management Centre with remarkable video HD quality. This accomplishment is unique in systems for Transport Mains Road (TMR). Commissioning and Acceptance testing, new technology evaluation, system integration, document review, contractor management, site scoping, development of new test procedures, network integration is include in my responsibility for this baseline project.Special accomplishments in this role are:- the system architect of a trial project with some of the latest and exciting Vehicle detection technologies available on the market such as Radar, TIRTL, Sensys Wireless STUDS and also the latest evolving video analytics which provides incident detection.- development of a new naming convention and standard for all ITS products with endorsement from TMR for use at Queensland Motorways. This convention brings a standard across multiple systems such as STREAMS, Asset Management System (AMIS), Omnicast, Operations at our TMC, Maintenance Service contractors and more .

Engineering manager for a new $45 Million dollar Intelligent Transport Solutions (ITS) for the Brisbane Motorways (Gateway/Logon/Ipswich). My position was the engineering manager responsible for project management, project coordination, engineering development, design, construction, commissioning of Intelligent Transport Solution system over the life cycle of the project.

NLT is a mining technology supplier that design, develop, manufacture, install and maintain Intrinsically Safe (IS) electronic data communication and tracking technology in explosive risk areas (e.g. underground coal). My responsibility was to ensure the intrinsic safety which is protection technique and implementation of system for safe operation of electronic equipment in explosive atmospheres of which the design and use are regulated by Australian standards and regulations. Accomplishments: • Project delivery within budget and schedule.• Developed and implemented complete quality system resulting in new ISO9001:2008, AS3800 and IEC ex manufacturing certifications. Under my leadership the company has been audited externally by SAI Global and TestSafe Australia.• Obtain EXia product approvals. One of the products is a world’s first EXia approved 802.11 wireless and Ethernet fiber access point.• Design and commission a digital communication control systems for the coal mines and commercial vehicle tunnels in Australia.• System architect design, integration of turnkey solutions involving various technologies (Some would span over the electronic, mechanical and civil disciplines).• Generating multiple proposals.• Developed and implemented a long range railway early warning system (REWS) based on Wi-Fi 802.11 wireless meshing, specialized antennas, PLC development, infra-red and ultrasonic sensors, etc. All used in remote very harsh environments

IIC is part of Inala Technology Investment and is a leading system integrating company in South Africa providing Identification and Control solutions. Inala is a company with more than 100 peopleAccomplishments:• Successful bidding of two multi million dollar projects• Proposed, developed, installed and tested multilane Toll gate electronic control system: ($1Mil – 4 team ) with CCTV, Booth management, boom control, vehicle identification/classification • Develop and implement a high security jail system development control HVAC, CCTV, Lonworks, Access control, Lighting control • System architect design of a Livestock identification and trace-back system (LITS) ($10 million)• Search for solution/product providers. Provided the integrated system architecting design and presented a fully costed system solution for a Vehicle Fuel Management system of 8000 government vehicle ($4 million – 5 people). We eventually won this large contract. • Evaluation/research project for new wireless technology

My trophy system developed. My position was the engineering manager for the initial development and deployment of a country wide Intelligent Transport Systems (ITS) solution which involved the design, development, deployment and support of a vehicle security, tracking and recovery system (Refer to www.netstar.co.za). This system required pioneering skills and development of custom RF and digital communication to overcome some of the most advanced and unique challenges in the line of security. The final product is a huge success and is still in use and endorsed by all insurance companies.
