“If you want things done, go to Teri Young” is a phrase coined by senior leadership of the REIT where she worked in senior management previous to TMKRE. Leading the leasing, property management, operations/construction, marketing, lease administration and ancillary income teams, Teri drove value for a portfolio of 18M square feet with assets in 24 states. During her oversight of the operations team, Teri developed the portfolio capital plan which resulting in $200K in savings in the first year by “bundling” capital expenses. Teri also developed a “green team” to implement environmentally friendly and cost-saving initiatives across the portfolio. For example, leaving a computer monitor on all night will burn 7 watts per hour, 105 watts per day, 40,000 watts per year and result in 62.8 pounds of CO2 per monitor. Always looking for ways to improve NOI, Teri developed the ancillary income program which added $1M to the bottom line in its first year. Teri negotiated and executed over 250,000 square feet of new leases and 400,000 square feet of renewals on an average annual basis, working with national retailers such as Ross Dress for Less, TJ Maxx, Best Buy, Publix and Ulta among many others. Teri’s “boots on the ground” philosophy also produced results in small markets such as Longview, WA, Erlanger, KY and Sparks, NV and large markets such as Orlando, Atlanta, Fort Lauderdale, Dallas and Houston. Unusual property management situations she has managed include a 50-foot deep sinkhole, a bear on a roof, several vehicles wrecking through storefronts, as well as many wildlife encounters involving alligators, snakes, and possums.
