Consult and trouble shoot processes where refrigerants, water and steam are used for comfort conditioning as well as industries including wood, furniture, textiles, paper, foam, plastics, automotive, electronics, aluminum casting, iron foundries, food and dairy products.Consistently produced 10% annual growth in New Sales. Monthly sales consistently in the top 30 and many times in the top 10 of total sales. Reached # 1 in sales several occasions against a national outside sales force over 180 people.

Project member in “critical” on-line installation of main frames from planning stage through implementation. Responsible for facilities engineering and operation at Bank of America’s (FKA Nations Bank) largest data center in Richardson, Texas. Developed response plan for UPS power supply to mainframe computers. Developed bid specifications for data center special operations. Installation and routing of network and data lines.

Chief Engineer at two separate projects during this time. Often asked to provide consultation with projects at other Fults managed properties. Developed 5 year plans to upgrade systems, particularly aged equipment, to improve operation and save energy with high ROI. Achieved 13% energy savings through operations and maintenance. Energy savings proven on computer models using degree heating, degree cooling, and occupancy load variations. Develop operations and maintenance manuals for building systems including HVAC and Life safety.

Began as an Assistant Engineer at "Class A" development with ProtoType Thermal Storage plant. Property developed by Prudential Insurance Company Reality. Assisted in the development of maintenance and operation manuals. Promoted to Chief at another Property Managed by PM Realty Group that later came under the management of Fults.
