Manages the development of multiple $300+ million regional distribution centers in the Dallas-Fort Worth, Mid-Atlantic, and Southeast regional markets, and the development of multiple furniture/home furnishing stores in the California, Texas, Mid-Atlantic, and Northeast regional markets.

A 15+ year industry veteran, Mr. Fleming fulfilled the role of Civil Engineering Department Manager for GreenbergFarrow’s civil engineering division, contributing his ability to keep a diverse team of designers and engineers focused on the goals of the client’s project. Mr. Fleming has comprehensive experience in coordination and expediting all project functions from design, planning, development, and metrics to full team leadership and team building. Working to understand client needs at the outset, Mr. Fleming’s leadership helps create effective and consistent project delivery approaches punctuated by consistency, quality and responsiveness. External Contract Position. Responsible for creating site designs for regional markets consistent with company's brand standards, while adhering to cost, schedule, and operational requirements. Managed 50-60 projects across the Dallas-Fort Worth, Mid-Atlantic, and Northeast regional markets. Managed architectural and civil consultants, and coordinated with in-house Real Estate, Construction Managers, and Operations Team during the real estate development process. Partnered with Construction and Real Estate Managers to successfully manage regional store development pipeline. Presented designs to internal leadership team, operations, regulatory agencies, and landlords.

Charged with managing 6-8 projects concurrently and 30 annual projects with project budgets ranging from $25K to $250K for office buildings, shopping centers, office complexes, retail stores, big box, and medical centers. Manage site design approval and permitting process for commercial developments ranging from single buildings to large commercial centers in southeastern PA. Prepare site plans for local, state, and federal approval for construction. Supervise a Civil Engineer and a CADD Designer, and direct as a Project Manager a design team of 5 ranging from draftsmen to professionally licensed engineers.

Directed site design approval and permitting process of residential developments ranging from single-family detached communities, clustered neighborhoods, and age-restricted communities, to mixed-use urban in-fill projects, and master-planning golf course communities throughout the country. In charge of 5 concurrent projects, and 20 annually. Developed proposals and secured contracts; accountable for meeting project budgets and contract amounts ranging from $5K to $500K; contract billings were $750K in 2005, and $1.2M in 2006. Supervised 6 reporting staff of a CADD Designer, 2 Civil Engineers, and 3 Engineers in Training. Functioned as Project Manager for team of 6 to 12 draftsmen and licensed designers.
