- Established a stand-alone civil engineering division at an existing national structural engineering firm to obtain, engineer, and construct a variety of development projects from west to east coasts and across the midwest and southern U.S.- Developed scheduling and estimating tools using Microsoft products as well as project checklists and documenting QA/QC processes.- Created a team of in-house design professionals as well as outside consultants across multiple states to achieve yearly consulting sales of $1-2M.

- Participated in development and extensive use of a standardized site investigation/due diligence report for the roll out of a new national hotel chain across the midwest, southeast, and southern regions of the U.S. which strengthened proformas and led to making better go/no go decisions for development.- Successfully managed teams and projects for a variety of clients and projects across the U.S. which led to multiple straight quarters of exceeding goals for profitability, sales, utilization, and collections.- Increased productivity and produced better coordinated projects by more closely integrating different disciplines within the company by establishing weekly project meetings and action lists.- Planned, scheduled, and estimated the processes for completing projects in a consistently profitable and timely manner.

- Responsible for land acquisition, due diligence, entitlements, public presentations, easement/rights negotiations, government approvals, and assisting with construction aspects for several multi-million-dollar projects.- Developed and instituted a standardized process for land development which led to producing consistently profitable products. - Lead team member of group responsible for creating company-wide process map utilizing Microsoft Project software which enabled company to provide appropriately-sized product pipeline.- Successfully negotiated offsite easements which enabled a projected $30+ million and $15+ million projects to go forward.- Developed and implemented an extensive cost estimating process using Microsoft Excel software saving the company the expense of hiring outside resources.- Produced product-line specific lot design standards for use by trade partners to insure company was supplied with buildable and consistent home sites which reduced additional lot related costs.

- Took over leadership of Planning Division from company President and increased number of clients and sales for a variety of targeted industries.- Determined decision makers in entitlement processes and negotiated positive outcomes for dozens of clients.- Teamed with accounting department to process billings and collections and develop an understanding of Timberline software and business accounting principles.

- Part of team which landed and completed multiple projects worth hundreds of thousands of dollars for leading industrial companies such as Anheuser Busch Companies and Mallinckrodt.- Lead civil engineer on multidisciplinary team which consistently produced profitable projects for over a dozen health centers and hospitals throughout Missouri and Illinois.
