Operation, maintenance and repair duties for the Siegel-Gallagher portfolio of over 80 commercial and residential properties in the Greater Milwaukee & S.E. Wisconsin area.

Responsible for the operation, maintenance and supervision of tenant improvement/contract services for two commercial office buildings. One Class A - 12 story building was just awarded BOMA's TOBY (The Office Building of the Year Award) for greater Milwaukee. Systems include: chillers, cooling towers, roof-top units, data room supplemental cooling units, air handlers, fire sprinkler/detection systems, emergency generators, and building automation/access system.

Opened ERCs' Overland Park,KS Campus, commissioning the HVAC, electrical, life safety, plumbing, comm. & cable TV systems.•Assembled and trained team of 33 management, security \ EMS, housekeeping, customer service, maintenance, engineering and transportation staff.•Managed department budgets in excess of $1.4 Million with a 3% positive variance.•Redesigned departmental action plans to excel in resident satisfaction ratings and liaised with construction and development to reduce warranty service response times.•Selected as 2006 \ 2007 Maint. and Eng. Peer Team Leader and won an Erickson Innovation award for system design.•Member of the engineering commissioning team that verified building systems operation in newly constructed Erickson communities.

Responsible for all maintenance, life, safety and engineering functions from start up with a budget of $1.2 Million and 12 employees.•Conducted a campus wide energy/lighting study, soliciting bids from contractors that saved an estimated $21,000/yr in energy and bulb replacement costs.•Designed and implemented procedures to ensure work order flow, productivity and establishment of preventive maintenance schedules for all building systems using Computerized Maintenance Management System (TMA) work order management software.•Successfully implemented operations at new assisted living \ skilled nursing facility while maintaining a deficiency free record with the Illinois Department of Aging for three consecutive years.

Managed all phases, subcontractors and project documentation of numerous commercial office interior build-outs ranging from 1,200sf to 19,000sf.•Wrote \ coordinated all subcontractor contracts, change orders, processed submittals & payment requests, issued project schedules using Sure Track Software, Facilitated construction meetings and close-out documentation.

Directed all building maintenance functions, managed tenant improvements, prepared operating budgets, coordinated subcontractor services, and served as Clise Properties’ agent to the tenants of the United Airlines Building, an eleven-story, Class B, 160,000 sq. ft. office building, with retail tenants on the ground floor.•Assisted in the conversion of the antiquated pneumatic building control system to a new Direct Digital Control (DDC) building automation system using the Teletrol BAS software.•Successfully Phased-in the installation of a new closed loop cooling system without loss of business operations to United Airlines Reservation Center. •Coordinated tenant electrical loads to insure sufficient backup resources for anchor tenants essential telecommunication operations.•Improved buildings supply chain management by establishing storeroom bin control and par levels with Chief Engineer and Property Manager.
