With the assistance of three Real Estate Managers, oversee and help to facilitate the new store development in 10 western states that includes California, Nevada, Arizona, Utah, Idaho, Washington, Oregon, Alaska, Hawaii, and the southwestern quadrant of Wyoming. Responsibilities include approving suitable locations for new and relocating stores, approving the preliminary terms of the purchase or lease transaction, working as a liaison between the seller/landlord and the various departments involved in the real estate transaction, developing and maintaining a broker network.

Lead the strategic market planning activities in California, Nevada, and Hawaii. Responsibilities include identifying suitable locations for new and relocating stores, preliminary negotiating the terms of the purchase or lease transaction, packaging and presenting the market plan to the Executive Committee, working as a liaison between the seller/landlord and the various departments involved in the real estate transaction, developing and maintaining a broker network, and renegotiating the terms of existing leases.

Lead the strategic market planning activities in United States western region. Managed the development and presentation of strategic market plans for new store placement in new and existing markets, maintaining and updating the strategic real estate plan with a database of over 1,300 stores, maintaining and updating the real estate site zone report, acquisition analysis, and special projects.

Established the development of strategic market plans for new store placement. Market plans included 5-year retail sales projections, trade area delineation, demographic and market profile, competitive analysis, store placement recommendations, and retail site evaluation.

Directed national truck repair programs and field support activities with a staff of three. Oversaw project management, publication writing, and market research.
