Responsibilities include working in tandem with construction partners and property management team, responsible for inspecting recently acquired single family home assets and creating\verifying scopes of work to enhance asset components such as HVAC, roofing, electrical, plumbing, flooring and landscaping to rent ready status in compliance with company standards and timelines, disseminating guidelines and training construction partners in new procedures, monitoring time lime progression of up to 150 homes at a time with enchantments on average of $30K each, verifying sub-contractor quality control is in place, specifically subs responsible for major systems and landscaping.Position demands extensive communication and fostering of team work between several independent entities to minimize lag time between acquisition and lease of assets. Worked with corporate offices to advise and correct Florida law non compliances issues within the Florida management divisions. Prepared and conducted numerous HOA board meetings. As Treasurer for the South Fork Home Owners Association I am responsible for working with the property manager to create an effective financial strategy for the HOA. I work on behalf of all home owners within the association to protect and increase the value of their homes.

TLW specializes in management of hospitality and residential units, mixed use mid scale developments, home\condo owners associations and court receiverships. SHM was a full service property management company specializing in Hotel, Condo\Hotel, F&B, Marina, Club, and HOA|COA management. Primary contract consisted of a 200+ unit condo\hotel 3 diamond mixed used development located in Ruskin, FL. SHM focused on management of bank owned and distressed properties within the Little Harbor development. Primary functions of this position included directing financial operations and preparations for 18 separate entities, establishing and implementing financial accounting practices in accordance with GAAP, and assisting management with the creation of budget and forecast. Managed full cycle financial preparation including but not limited to: revenue postings, payroll postings, accruals and deferrals of revenue and expense according to GAAP, bank reconciliations, balance sheet reconciliations, fixed assets, sales and use tax, commissions, etc. Responsible for creation and analysis of P&L from start to finish and advising owner and firm clients of all financial and accounting issues.
