In a period of one year, closed 8 additional management contracts and renegotiated existing contracts to increase firm revenue by almost $100K. SHM was a full service property management company specializing in Hotel, Condo\Hotel, F&B, Marina, Club, and HOA|COA management. Primary contract consisted of a 200+ unit condo\hotel 3 diamond mixed used development located in Ruskin, FL. SHM focused on management of bank owned and distressed properties within the Little Harbor development. Primary functions of this position included directing financial operations and preparations for 18 separate entities, establishing and implementing financial accounting practices in accordance with GAAP, and assisting management with the creation of budget and forecast. Managed full cycle financial preparation including but not limited to: revenue postings, payroll postings, accruals and deferrals of revenue and expense according to GAAP, bank reconciliations, balance sheet reconciliations, fixed assets, sales and use tax, commissions, etc. Responsible for creation and analysis of P&L from start to finish and advising owner and firm clients of all financial and accounting issues. Cost ControllerPrimary functions of this position include analyzing potential costs versus actual costs and making recommendations to decrease variance, implementing new control procedures to minimize company loss, monitoring monthly revenue streams to insure proper posting to the GL, creating and implementing new procedures to improve automation and efficiency, and preemptively identifying and correcting issues that relate to accuracy of financial reporting. Responsible for tracking and maintaining room renovation allocations and working with property managers to assure proper financial tracking. Worked extensively with association property manager to allocate costs of shared employees and expenses. Additional duties included identifying applications for existing technology to better service club members and guests. Marina ControllerPrimary functions on this position include generation of financial statements, creation of forecast and budget milestones to compare operating results, coordinate all accounting functions for a 291 slip dock\condominium marina, slip\yacht brokerage office, marine service business, retail shop, and fine dining restaurant, working with multiple home owner associates to facilitate management contract billings and making general recommendations to Director of Finance for continued marina operations.

Primary functions of this position included daily interaction with University staff, faculty, and students, daily operation of the accounting office with emphasis on correct financial reporting and development and institution of Information Technology procedures which comply with corporate standards.
