Thomas N. Morgan, MSRE, CCIM, serves as President of Investec Services, Inc., working selectively with investment clients across the NE Florida region.

- Assist and oversee all aspects of the deal process including the valuation, underwriting, financial modeling, market research and due diligence coordination for the company’s transactions in North Florida.

Private Capital Company with Asset Management & CRE interests.• $13M in CRE interest under asset management• Performed financial analysis, successful refinancing, and internal partner buyout of 30k sf office bldg., owned by 13 attorneys.• Performed valuation consulting and analysis for land asset, in preparation for marketing.

Vice President for a Tenant in Common- 3 LLC ownership structure focusing on property management and leasing.• Prepared lender refinancing package, and successfully refinanced 14k sf retail/ off bldg., owned by 3 LLC, TIC ownership.• Re-Leased/ re tenanted 14k sf retail/ office building during recession, in preparation for refinancing • Forecasted asset valuation analysis using CCIM spreadsheets to analyze capitalization rates, annual property operating data and discounted cash flow analysis.• Responsible for all on-site collections and bookkeeping including rent, CAM, sales tax and Department of Revenue Payments.

Vice President of Investec Services, Inc.; DBA SVN Investec Services. Morgan performs brokerage services such as broker opinions of value, tenant representation, leasing, researching and analyzing data; as well as maintaining our online presence and using strategic decision making to delegate resources maximize production. Gained in depth experience while working previously for SVN Investec as an Advisor and Marketing Coordinator.Completed the UF Master of Science in Real Estate program in May of 2012. The program focused on Commercial Real Estate core fundamental skills such as Appraisal, Development, Finance, RE Law, etc. These courses in addition to the electives such as CMBS/ Securitization and Special Topics in RE, in an effort to further financial and analytical knowledge and technological prowess as it related to the commercial real estate industry. Graduated from Florida State University in 2007 with dual majors in Urban Planning and Political Science, with a secondary concentration in Economics. These interrelated academic fields in addition to hands on experience have made Morgan a valuable asset to our company.
