As a member of the department leadership team, I led the Property Management business unit in the provision of customer service and strategy (Business Partners), minor capital works (<$20M) project management (Estate Improvement) and Estate Management helpdesk (Customer Relations). I was responsible for driving major improvements and reforms to stakeholder service delivery, customer insights and the estate improvement capital program. I represented the department on a wide range of strategic programs supporting student and employee experience, academic research and industry partnerships significantly improving alignment and relationships between customer groups and the Estate Management service.✯ Revised the annual capital works planning and budget process to ensure projects were more appropriately aligned to the University’s strategic goals, maximising resources such as budget, space utilisation, student/employee experience and research benefits. ✯ Successfully led the approval, planning, procurement, delivery and post occupancy evaluation on a wide range of workplace and academic refurbishment and adaptation programs to an annual budget of approximately $80M. Individual projects ranged from $10M to $250k.✯ Restructured elements of the team to improve service delivery and effectiveness resulting in reduced operational expenses of approximately $2M per annum in on-going people and core project costs, whilst significantly enhancing both customer and team member feedback.✯ Introduced and then delivered the first workspace projects to showcase new ways of working to the University professionals and academics driving improved quality of working environments whilst enhancing space utilisation.✯ Drove the compilation of first ever customer business profiles for Estate Management covering all 17 key stakeholder groups and embedded these as a key tool to enable strategic Estate Management planning going forward.

Recruited into the University to head up the new Estate Management Business Partner service and team of 6 Business Partners.✯ Purposefully established credibility and trust with senior University stakeholders identifying recurring themes pertaining to low Estate Management service delivery and led the team to create and implement service enhancement plans and activities.✯ Successfully launched the Business Partner model and benefits across the University staff cohort through presentation to 16 Faculty/Division town hall meetings.✯ Planned and implemented the annual objective plans and key performance indicators for the Business Partner function.

Oversaw all aspects of cradle to grave project delivery including feasibility, design and planning, cost estimation, due diligence, commercial negotiations, board approvals, procurement, delivery, occupation, and review, ensuring all projects were completed on time and under budget while exceeding expectations. Initiated a strategic approach to the workplace within the organization, ultimately leading to a board endorsed strategy. Managed planning and communication activities with all project stakeholders to ensure well-established project briefs, smooth project delivery and consensus was maintained.✯ Led the planning and delivery team of all projects associated with the re-alignment of Toyota Australia’s national property portfolio involving some 25 projects with capital works investment of $180M+, asset divestment of $220M and associated operational expenses of $15M.✯ Initiated the establishment of 6 new premises across a range of states with a focus on feasibility, due diligence, lease versus buy analysis, commercial negotiation and stakeholder and board approval.✯ Successfully proposed then led the implementation of the ‘Workstyle’ new ways of working program across Australia bringing together HR, IT, Property and Change streams, delivering an improved workplace experience for staff, business partners and visitors which enhancing space utilisation.✯ Recruited-in and led a high performing property transition team of 6 quickly developing into subject matter experts in their roles, growing to a wider group of 11 as projects grew in complexity.✯ Secured the location and investment approval from Toyota Motor Corporation Japan for a new $80M, 36,000m² Sydney logistics centre and the $30M workspace refurbishment of the 12,000m² Melbourne corporate headquarters.✯ Conducted scope and procurement reviews and established contracts for 22 key facilities vendors leading to operational expenses saving of $600K per year.

Managed effective property operations to Toyota's property holdings around Australia including corporate offices, distribution centres, training centres and several automotive dealerships.✯ Maintained mid and long-term strategic plans to ensure property services were aligned to business needs and implemented continuous improvement activities - asset lifecycle planning, compliance reviews, environmental and health and safety improvements.✯ Maximized profitability and decreased overhead, introducing strategic procurement reviews, formal contracts and tendering, service levels agreements, key performance indicators and regular formal performance reviews.✯ Implemented an improved planning & delivery process for management of space and churn activities across national premises enhancing pre-planning and documentation stages leading to reduced expense and improved service delivery.✯ Led the delivery of all capital works projects up to $20M across a wide range of new build, extension and adaption projects including corporate offices, distribution centres, automotive dealerships, training centres, grounds and traffic management improvements.✯ Controlled the delivery of a wide range hard and soft facilities management services to multiple locations involving over 40 vendors, managing safety, service enhancement, quality and cost to an annual budget of $4M.✯ Improved the tracking and effective management of planned and reactive maintenance operations introducing visual control, registers, schedules and analysis leading to improved optimisation of activity and cost reduction.✯ Coordinated and conducted lease administration, rent reviews, property valuations and condition surveys as part of the property portfolio involving annual revenues of $6.4M.✯ Led the sale and partial leaseback of a 2.5-hectare North Queensland premises generating $8M in revenue.

Ensured accurate compliance with all legislative requirements under building codes and Australian standards. Performed regular fire safety surveys and prepared appropriate audit reports to support building owners. Closely monitored personal and team resources and evaluated the workload accordingly to manage deliverables to clients.✯ Provided exceptional building code assessment and certification services, building defects analysis, fire safety audits and general regulatory reporting across a wide range of commercial projects for property owners and developers.✯ Mentored four building-surveying staff members in terms of general coordination of tasks, responding to clients and technical knowledge development.✯ Offered top-level building code compliance services to developers delivering a $230M Newcastle Shopping Centre expansion and $300M 900-unit apartment and mixed-use development in inner Sydney.

Successfully managed the property and facilities management functions across an estate of 165 licensed bars and restaurants, 2 corporate offices and a logistics facility across the United Kingdom.✯ Led the planned and reactive maintenance services, capital works projects and associated budgetary and financial control for the estate.✯ Successfully managed a team of 5 staff members and an extensive network of maintenance vendors and consultants.✯ Delivered cost reductions through improved planned maintenance scheduling and commercial management of vendors.
