-Opened 260+ stores.-Provide detailed market analysis and prepare detailed market studies when necessary to align all activity with division priorities.-Initiate site selection and negotiation and other deal-making activity.-Develop and execute Landlord negotiation strategies, tactics and action plans.-Review and evaluate pro forma P&L and investment analyses for prospective sites.-Prepare and present site proposals for senior management approval.-Partner with real estate law to negotiate and administer a wide range of real estate legal documentation and related activity including but not limited to Letter of Intents-Present clearly and succinctly to Senior Leadership at RE Committee Meeting, all deal specifics required to get the deal approved -Develop real estate site selection criteria, priorities and strategy in conjunction with operating division goals and objectives.-Develop and Manage external resources (consultants, brokers, etc.) in support of deal-making activity.-Assist our internal and external legal teams with lease negotiations and resolve any outstanding lease issues-Lead market tours and be the market expert from a real estate perspective with internal business partners as needed-Support Construction to ensure the timely and clean delivery of new deals, downsizes, repositions, remodels, and any other real estate transaction, including assisting in ongoing store maintenance issues-Engage in a broad range of strategic and tactical initiatives affecting the Company’s property portfolio through special project assignments (i.e. landlord portfolio deal-making, etc.).
