I launched the Northern California Division of Integral Communities and spearheaded acquisitions as the Vice President of Acquisitions and Asset Level Partner. A key acquistion was the 25 acre Industrial Park constituting the cornerstone development of the Milpitas Transit Area Specific Plan. The land purchase price was $75M. Total construction costs were >$1B. The site is fully redeveloped with ≈1100 dwelling units and mixed commercial uses.

I managed strategic subdivision and merger acquistions as the Director of the Acquisitions Department consisting of Land Buyers and, Research and Support Staff. During my tenure our Division achieved the distinction of highest profit contribution per employee among all DR Horton Divisions.
