Ensure our team and clients and all relevant parties complete the paperwork in a timely manner as most documents are extremely time-sensitive. Ensure that the earnest and option money is delivered to the title office within three days. Schedule inspections, repairs, and assessments before the option period ends . There is a lot of communication between the clients, the title company, the lender, and the other side of the transaction agent. For our sellers, prepare the Listing Agreement and make sure all documents such as Seller’s Disclosure, Survey, T47, and Offer Instructions are completed before going live on MLS. Schedule pictures, set up open houses, and enter the listing into ShowingTime. Schedule final walk-throughs and closing dates and times for our clients. Complete all CDA’s and verify all commissions and any referrals are correct. When a listing has sold, close out transaction in MLS. Arrange for all closing gifts to be ordered, picked up, and delivered. This job not only needs strong attention to detail, but heavy customer service is required. I also host open houses and meet clients for showings when needed.
