She manages CEQA compliance, land entitlement, planning, permitting, and development services for a variety of project types including distribution warehousing, manufacturing, business parks, residential master plans, and mixed-use and infill development. Staff working under her direction also prepare due diligence documents, specific plans, design guidelines, historic preservation plans, corridor studies, and zoning documents. Between 2010-2020, Tracy prepared and led CEQA compliance documents for the entitlement of over 48 million square feet of industrial, warehouse, and business park building space. As of October 2020, T&B Planning had an additional 78.8 million square feet of proposed building space under evaluation for entitlement and CEQA compliance. Tracy also conducts public outreach efforts including but not limited to workshops, presentations, focus group meetings, and public opinion surveys.Tracy began working at T&B Planning in 1993, became a partner in 2009, and President/CEO in 2017. She serves clients from the firm's Irvine CA and Murrysville PA offices. She is certified by the American Institute of Certified Planners (AICP) and is a member of the California Association of Environmental Professionals (AEP) and Commercial Real Estate Development Association (NAIOP).
