Real Estate Project Manager
Current• Perform field inspections of properties, prepare property condition assessments, assist with site research and market research. Analyze data to determine project feasibility. • Prepare real estate pro forma, evaluate current and future market trends.• Manage needs and expectations of all stakeholders. Communicating changes and project needs from pre-development forwards.• Prepare rehab scope of work and specifications for the chosen project.• Manage projects from pre-construction, construction and completion state• Initiate new projects. Acting as project manager overseeing work. Manage and approve change orders and maintain accurate scheduling. Make field decisions to reduce costs, coordinate changes and meet deadlines. Negotiate terms, deadline requirements and final contract details. Perform punch-list walkthrough and sign off for progress payments.• Assist with acquisition and sales processes, ensure due diligence is completed.• Participate in site selection, advise and make recommendations on potential real estate transactions.• Property management; Prepare property maintenance schedules, manage work orders and work closely with vendors. Track property systems and warranty info logs.• Manage and confirm compliance, accuracy of lease and property documents.• Trouble shoot system repairs and maintenance issues. • Direct and manage multi person property maintenance and property management team• Assist with ad-hoc real estate analysis projects.
