 Manage the compilation of market study analysis with leasing and underwriting for the Asset Manager’s review; analyze existing and pro forma net operating income, capital modeling / projections, and rent roll metrics of potential new investments. Execute due diligence assignments for potential new investments; inclusive of physical walk-through and inspection of medical office building(s) and comparables, verifying rent roll accuracy of existing leases and overall market performance and saturation. Manage the leasing assumptions and market rent data inputs into Argus, overseeing all capital expense projections in the annual operating budget and reforecast models. Review all operating expenses and challenge assumptions in an effort to maximize the net operating income and cash flow from each medical office building in the West Region. Develop the first draft of the strategic property investment plans for targeted properties in the West Region. Review term sheets for new and renewal leases, identifying risks and opportunities to the Asset Manager, Regional Leasing Director, and Vice President of Leasing. Collaborate with leasing on restructuring of any term sheet that needs to be revised, highlighting the necessary improvements and communicating Asset Management’s recommendations for resubmission.

 Assisted in the budgeting, forecasting, analysis, and management of Dana's $235M Capital Budget for 2011 and 2012; monitored and reported the statuses of major programs to Senior Management, identifying opportunities and risks to the Annual Operating Plan. Conducted Product Group Capital Review Meetings for all capital projects at Dana; examined feasibility, total spend, potential cost-savings opportunities, payback duration, and return on invested capital (ROIC) for all capital projects. Managed the Capital Tracking System (CTS) for actual and forecasted capital spend for all projects at Dana; ensured 100% project compliance through the project RFA and executive sign-off / approval procedures. Spearheaded the design of the 2011 Global CTS Training Initiative Brochure and Presentation; effectively carried out training sessions for all CTS Users around the world.

 Assigned lead role for the Global IT Zero Based Budget, worked with IT Managers and Directors to establish process mapping, guidelines, training requirements, and quality check. Served as Back-up Lead and Finance Representative for the IT Asset Management Project, targeting additional cost-savings opportunities, developing structured methodologies for asset management, and reducing compliance risk of Dana's hardware and software licenses. Conducted a full audit of all IT-related hardware leases and executed a cost-savings initiative of $150,000 over three years; proceeded with purchasing month-to-month leases for additional cost-savings.

 Instrumental in the processing of the first corporate scorecard metrics, Corporate Performance Management (CPM), worked with financial and business analysts. Scorecard was used to motivate managers and help them formulate goals in areas that needed improvement.  Assigned a major administrative budget project for 2009, completing roughly 25 different departmental budgets which covered 10% of the company’s overall expenditures, worked with top executives to make sure everyone knew what was expected for the 2009 budget.  Performed financial forecasting and reconciliation of internal accounts, requiring great attention to detail, to uncover problems with expenses in different departments, researched who was responsible for the expenses and reconciled those charges to the correct account. Worked a customer costing analysis project to specifically identify the customers that were “expensive” and those that were not, resulting in determining that the company was diversified and strategically positioned for long term sustainability.
