Asset Management in the Real Estate Investment Side of Nationwide

Serviced a portfolio of 300+ loans/properties in Kansas City and the surrounding areas. Duties include asset management functions such as processing borrower requests, conducting on-site property inspections, analyzing property performance through financial statement analysis and acting as the primary contact between the borrower and the lender. I have continually focused on and addressed process improvements to improve quality and efficiency in business processes.

Asset Management - Commercial Real Estate (CMBS portfolio): Responsible for the redevelopment and improvement of a $2.5 billion loan servicing platform for the Real Estate Capital Markets program. Developed detailed servicing procedures and processes relating to investor reporting and asset management functions, negotiated various primary servicing agreements, responsible for the monthly investor reporting package, monitored the portfolio for risk and managed the CMSA watch list, conducted third party audits, acted as primary contact for over thirty loan correspondents and various master and special servicers.

Responsibilities include processing borrower requests with respect to medium-to-high profile loans, including detailed analysis of property operations as well as borrower financial statements and income tax returns. Requests typically processed include but are not limited to, defeasance, loan assumptions, transfers of direct or indirect beneficial ownership in the borrower, secondary financing, collateral substitutions, partial releases of collateral and property alterations.
