Thesis: Empty, Emptier, Emptiest - 'Vacancy dynamics in the Amsterdam office market' (2011)Amsterdam’s office market was hit hard by the global financial crisis, following an earlier building boom around the turn of the millennium. At the end of 2009, Amsterdam had the highest vacancy rate (>16%) of all large Dutch cities and comparable capital cities across Europe. By looking at 1,332 office buildings in 42 subareas of the Amsterdam Region I was able to determine the individual dynamics in the vacancy rate of the subareas during the period 2005 – 2009. Findings were presented in a matrix, based on the Growth Share Matrix, appreciating that when dynamics of the vacancy rate are displayed at a more detailed level than the traditional city-level or neighbourhood-level an enhanced strategy can be formulated per subarea. Star Areas: Amsterdam Amstel, Wibautstraat, Sarphatistraat. To better understand the pull and push factors of each subarea 17 quantitative or qualitative area characteristics were reviewed, in relation to the vacancy rate of the specific area. A mixed-use and highly functional location, located near the (city) centre and an intercity train station and experiencing a high subjective feeling of safety are the main characteristics positively impacting the vacancy rate within an area.Research questions:1. How does the vacancy in the office market in the region of Amsterdam develop, on PC4-level*, and how can these dynamics be displayed in a transparent manner?2. Which quantitative or qualitative area characteristics affect the dynamics of the vacancy in the office market, specifically in the Amsterdam region on PC4-level?My thesis scored a 9/10 and was awarded the “NVM-scriptieprijs” for best real estate thesis at the Hanze University of Applied Sciences, 2011.
