• Prepare pro formas identified for contracted raw land, entitled lots, or finished lots based on engineers’ opinions of probable cost (OPCs) or contractor bids to determine if a potential opportunity is feasible. • Review purchase sale agreements and prepare wire requests and feasibility budget to begin due diligence for a newly contracted property. • Prepare land packages for a target acquisition to present to corporate land committee for approval of real estate transactions. Documents prepared can include product, price, target buyer budget, gross margin analysis (GMA) and variable contribution analysis, cashflow statement, competitive market analysis (CMA), lot premium analysis, market strategy and risk analysis, due diligence studies and entitlement status. • Identify potential land acquisition opportunities using GIS (Geospatial Information Systems) and land search rules by maintaining a track log and map of viable tracts and transactions in surrounding areas. • Utilize Metrostudy, Marketsight, and Zonda to assist in annual market strategy report and research potential acquisition opportunities for executive team defining market volume, price point, target buyer and survey/consumer preferences. • Conduct site visits, establish direct relationships and submit letters of intent, initiating land deals with brokers, landowners and developers. • Assist land department in preparation and approval of entitlement documents while attending engineer and city meetings as required for approvals during entitlement process.
