Tenancy Support Officer
Current* Ensure that the day to day management of thirty nine houses in multiple occupation (HMO’s) and two supported schemes are effectively and efficiently executed. * Owner of company credit card with responsibility to purchase communal items.• Prepare licence agreements and signup packs for tenants booked in. • Conduct viewings and sign ups ensuring tenants understand their obligations of the tenancy. • Carry out monthly meetings and three monthly room inspections for each tenant to ensure adherence to the management rules, taking appropriate action, when in breach.• Investigate, collect and record evidence to deal with breaches of tenancy. • Liaise with various departments across the Council including Housing Benefit, Lettings, Environmental Health, Family Mosaic and Social Services. • Ensure repairs and checks are completed within tight timescales via liaison with contractors and landlords.• Assist debt recovery officers to minimise rent arrears which helped achieve performance targets. • Set up utilities for newly procured properties and pay bills when received into the office. Ensure payment records were inputted into the database accurately and efficiently.• Operate the Safety of HMO’s and Supported Living Accommodation, by ensuring that all fire safety checks are carried out and all fire safety equipment is in place and in working order.* Follow up letters addressing household issues i.e. such as NTQ’S, anti-social behaviour contracts and abandonment notices.• Respond to complaints from tenants, within timed SLAs. • Meet potential landlords to finalise details, ensuring the property is in good condition and everything is in place ready for tenants to move in. • Look after properties that have vulnerable tenants with learning disabilities. Providing a more intensive housing management approach to the needs of the tenants.• Produce MI spreadsheets on lets and voids to senior management on a weekly basis.
