Developed and managed five residential real estate projects, totaling 300 units with budgets ranging from $9 million to $32 million. Duties included the day-to-day operations of the business, including business development, finance, legal, sales and marketing. Other duties included the development of sales and marketing strategies, including pricing and project phasing. Responsible for negotiating and securing bank financing, developing and managing project budgets, business contracts, including subcontractor agreements, CC&R’s, DRE and other governmental compliance requirements. Negotiated insurance agreements for construction and other liability coverage and hired and supervised in-house construction personnel.

Oversaw the business development group, preparing to launch multiple general entertainment channels throughout Europe. Launched channel in Madrid, Spain, expecting channel to reach break-even 18 months after launch. Served as interim General Manager of Latin American channel, overseeing all aspects of the operation, including Affiliate and Ad Sales, Marketing, Programming, Finance, etc. Managed three international satellite offices in Argentina, Mexico and Brazil.

Managed and supervised all aspects of Finance and Accounting operations for division, including all aspects of financial operation, such as budgeting, production accounting, project proposals, billing, collections, payroll, Human Resources and Operations. Re-established the integrity of communication and reporting to management of parent company, while improving project and divisional profitability. Implemented shot-cost tracking system, used to better control show costs and manage budget and leading to better project profitability. Supervised a staff of eight.

Founding member of the management team. Created and implemented all operational, financial and managerial systems of the Company.
