Real Estate: Fix and flips, Investment Properties, and Commercial Real Estate. For the fix and flips on residential properties and investment properties, we have a lender that bases its cost of money off of the experience in the market the client has. I do Solar, Wind, Geothermal, and Waste to Energy lending. Finding the right lender solely depends on the strength of the deal. Commercial Real Estate doesn't necessarily have a minimum as long as there is collateral to back it up, this is often the land and the property. I've seen mostly 70/30 debt ratio requirements with lenders. I do have some equity options but it needs to be an Exceptional Deal. (International Lenders)Lines of Credit, Secured and Unsecured. Our preferred unsecured lender is same day approval up to $100k, with LOW weekly interest rates. No inactive fees, and interest only on drawn funds. Working Capital and MCA loans, usually get same-day approval. Interest rates are pretty high on these so I avoid them unless clients need immediate money higher than the $100k LOC mentioned above.
