Responsible for the overall management for all phases of the construction and winery projects, including direction, coordination, implementation, execution, control and completion of specific projects ensuring consistency with company strategy, commitments and goals. This person must have thorough knowledge of the trades, crafts and equipment needed to complete construction projects in a timely and cost effective manner. Planning and the management of project schedules is a key part for the success of this role.

ICON Builders specializes in the renovation and new construction of multi-family and senior apartment projects with more than 19,000 residential units.• Pre-construction o Manage and coordinate client’s consultants as required to value engineer, and obtain a complete design package in order to submit and obtain all permits o Clear all on-site/offsite environmental conditions o Track all requests for information and submittals via appropriate logs o Prepare preliminary job cost estimates as may be required internally and for clients o Work with utility and city agencies as required. o Value engineer plans as necessary to achieve budget goals o Bid preliminary plans as required o Work with superintendents to set up sites for staging the construction process o Prepare preliminary and final construction schedules o Coordinate final bids, negotiate major trade subcontracts, and oversee execution• Construction o Negotiate and authorize all change orders o Drive, track and manage the construction process to completion including ongoing tracking of all submittals, shop drawings, RFI’s, etc. o Authorize payment for all construction draws, clients and clients’ o Update job cost and update projections for non-contracted items o Finalize and update construction schedules o Directly monitor superintendents and all on site activities via construction site visits o Trouble-shoot and solve day-to-day problems as they arise o Attend all critical meetings with clients’ representatives at the construction site• Post-construction o Oversee transition to owner and/or property management company o Pursue and obtain all bond clearance o Oversee warranty issues as neededResearch and propose better means and methods wherever possible o Create and maintain a database of historical costs and construction information o Create/use and update project-tracking processes o Source new subcontractors and consultants o Maintain thorough and accurate project documentation
