Walter P. Peter, III, has been active in real estate development for more than 35 years, as counsel for publicly traded hotel developers and, subsequently, as a developer himself.Current projects include a 16,000 square foot center in Falls Church,VA beginning construction, as well as a 32,000 square foot center in planning in Haymarket, VA.In 2006, Mr. Peter established a partnership to acquire a functionally obsolete 61,000 square foot building in Falls Church, VA. The building was gutted, renovated and converted to commercial condominiums. Of the 50,000 square feet offered for sale, over 30,000 square feet were sold within the first year. The 10,000 square foot ground floor space was converted to retail space available for lease. Financing and equity for this $13 million project were placed within 60 days of contract. Mr. Peter developed 32,000 square feet of retail condominiums in the City of Manassas, VA. This $ 7 million project was new construction and represented over $11 million in gross sales. 90% of the units were pre-sold prior to construction and delivery occurred April 2007.In 2004 Mr. Peter established partnerships to acquire two 33,000 square foot office buildings in the Dulles, VA corridor. They were renovated and converted to commercial condominiums. During its twelve-month term, this $9 million project generated over $12 Million in sales and investor returns of 40% to 50%.Beginning in 1984 Mr. Peter became actively involved in hotel projects located in the middle and south Atlantic regions, as general partner and majority owner of joint ventures that successfully developed and constructed three new select service hotels and extensively renovated and operated five extant hotels.Mr. Peter served as Senior Attorney with Marriott Corporation and Corporate Counsel with La Quinta Motor Inns, in both situations working to develop new hotel projects. Before these positions, Mr. Peter was engaged in the private practice of law in New York City.
