Joined Property & Portfolio Research to create a new function that would meld the company’s established forecasting expertise with CoStar’s detailed asset-level information. The primary goal was to create an analytic foundation for major local markets that would move CoStar from being a commercial real estate data provider to the industry’s go-to resource for market intelligence. Came on board with Madison Marquette to help reposition the company as an investment organization and bring increased sophistication to its retail research team as part of its first $500 million equity fund. Initial responsibilities were to build greater internal functionality and create a full-service team by training staff and re-aligning resources.Successfully built a team that supported the investment function and counseled leasing and marketing teams for owned and third-party managed assets. Created a broad base of research and GIS capabilities that supported investor relations and provided strategic intelligence for management decisions. Specific contributions:> Monitoring the regional and national economies to shape internal investment strategy.> Tracking retail real estate in local markets to guide asset management decisions.> Creating an approach to identify distressed retail markets and assets.> Identifying CMBS opportunities and banks that may be a source of distressed deals.> Providing intelligence on competitors to guide management’s opportunity identification. > Establishing a methodology to track retailer risk and its portfolio implications.> Taking lead roles in producing PLACES magazine and Madison’s social media plan.> Reworking a potential leasing plan at an owned center with ongoing high vacancy.

Joined PNC Real Estate Finance to establish an internal consulting group that would guide the bank’s investment decisions across the U.S. by objectively assessing the market supports and financial risks of prospective transactions. The group also assisted management in determining shifts in the strategic direction of PNC’s real estate lending activities and helped implement planned change. Worked closely with credit, underwriting, and appraisal staff to identify opportunities and manage risks that influenced project marketability – including demand sources, location issues, project design, the impact of existing and planned competition, and the reasonableness of proforma assumptions. As group leader, major functions: > Providing advance reviews of transactions to prioritize deals and guide client negotiations.> Compiling up-to-date market intelligence to gauge project marketability.> Working with the lending team to assess the reasonableness of financial forecasts.> Interpreting the local real estate outlook to ensure development proformas could be met. > Identifying industry trends and changing market conditions through select macro studies.> Training and overseeing staff to maintain the consistency and integrity of findings.> Working with trainees to create an understanding of the real estate development process.
