Joining L&Q in the autumn of 2017 to lead the company’s transformation in housing delivery; to progress from traditional construction methods, to fully imbedded Modern Methods of Construction (MMC). Heading up an ambitious 10-year road map to cement L&Q as one of the industry leaders in MMC and Zero Carbon homes. Starting with the formation and growth of a new Production Strategy team to deliver the plan, structured under 2 main sub headings - Production Development and Production Delivery. Covering the following outputs. 1. Innovation – Creating an Industry first to housing design for manufacture and assembly (DfMA), by way of methodology and approach.2. Procurement and Materials Frameworks – Covering our development pipeline, and to support our new ways of building. Utilising and the implementation of new industry procurement, contractual approaches, and relationships. 3. Sustainability – Implementing the roadmap to get ahead of net zero carbon targets and key objectives across all new build homes around construction waste and circular material economy. Future proofing housing to reduce long-term asset costs and address fuel poverty for residents. 4. Data and Digital workstreams – Creating improved management and capture of data to better maintain and construct our homes and improve quality for the lifetime of those homes. 5. Specification – Creating an industry first specification management focus to better align the construction process with the approaches and benefits of the manufacturing process. Tasked with an initial £100mil budget with interim milestones on the 10-year programme, the works are being delivered ahead of programme, at significantly less cost, with an estimated added value of circa £200-£250mil.To support and add to this work, I lead in securing funding for research and development which includes, the UKRI funded, AIMCH project and CoLab App, and acted as the company lead for the G.L.A. Sponsored PRISM MMC design App.

With the purpose to galvanise the team and 'sure up' team strength during current competitive market conditions Improvement of work quality, and management of the design process by rewriting the technical process within the division and changing the way projects are managed and delivered Leading the team as the company evolves towards utilising a more standardised approach to design, procurement and construction of house building. Managing External & Internal Consultant and Design Teams to deliver the following projects:Silver Works - Colindale, 191 Units, Private/J.V.Crescent House - Clapham, 36 High End units, Private Executing the projects through planning stages, Sales & Marketing spec/product development and through to pre construction/tender stage Very successful tenure and very enjoyable role and company. Unfortunate reallocation of Design Mangers role to Galliard Construction after 5 months into the new role, led to exploration of other opportunities, with the kind support of Galliard Homes

'Thinking forward' research project to address key challenges within the construction industry and review improved approaches to deliver construction more time and cost efficiently. This was focused to address key issues on how to approach:• Zero Carbon targets for buildings (Part L 2016/18 and CFSHL6)• Solutions to volume housing to respond to current stock deficits• Solutions for affordable housing, that mitigate increased construction cost attributed to zero carbon and MMC• Challenges for construction delivery during current period of high demand This work included the review and responses to key industry papers and construction initiatives (Sebastian James Report, Gov. Construction Strategy 2011, AimC4, Design for Manufacture); alongside a range of workshops to develop approaches with Contractors, Manufacturers, Housing Developers/Designers and offsite/prefabrication specialists Covering:• Time and Cost effective solutions to volume house building • Alternative but effective offsite and modular solutions to construction• Standardised approaches to design and construction and identifying which building sectors and types benefit the most• A range of building approaches and methodologies to resolve challenges created by Zero Carbon Targets
