Wendy Will is a CFO, financial expert and CPA with 25+ years of public and private real estate experience. Wendy brings substantial experience in financial strategies, investments, and funding, as well as scaling expertise via organic growth, development, acquisitions and M&A. She strives to ask the right questions and brings new perspectives to facilitate financial performance, proper controls and risk posture. Most recently, Wendy was Digital Realty’s CFO and Managing Director of EMEA. She led a five-year role to transform the region for accelerated growth. She oversaw Sterling, European, and Green Bond offerings and expanded her role to include Operations. Wendy grew the region from 23 to 40 properties, increased revenues over 57% and maintained EBITDA margins. Wendy overhauled EMEA’s strategy, initiated performance indicators, streamlined processes, and implemented ESG programs. She also led portfolio and IT system integrations for eight acquisitions totalling $4.6B in value. As SVP Capital Markets, Wendy was instrumental to Digital’s transformation from private equity IPO to S&P 500 company. She delivered over $13.7B of equity and $13.4B of debt to fund over 200 portfolio properties with a $34B market cap. She also led efforts to obtain BBB credit ratings 5 years after the IPO and during the Financial Crisis.Wendy was a Board Member of Digital’s foreign subsidiaries advising on financial and operational matters. Alongside Digital’s CEO and CFO, she oversaw all aspects of Board Meetings as well as approvals of substantial financings and acquisitions. She was an Advisor to Board Members on topics including real estate, finance, and risk mitigation. She is experienced in accessing multiple forms of capital to ensure ample liquidity, multiple financing options, and reduced overall cost of capital. Wendy strategically led upgrades to the Global Revolving Credit Facilities as they expanded from $200M of USD commitments to seven currencies and over $4B of commitments. Wendy leveraged her extensive network to source capital throughout the world.Wendy was the architect of numerous risk mitigation and compliance protocols including: Risk Management Framework, Financial Authority and Treasury Policy, Sarbanes Oxley and SOC Compliance, Derivatives Expert, CyberSecurity, Data Protection and ESG initiatives.Currently, Wendy is an Investor and Advisor for two early stage venture funds and has advised for 2 private REITs. In 2018, She was also recognized by Data Economy Magazine as a "Top 25 Global Finance Mover and Shaker” in the Data Center space.
