Frequent root-cause analysis on complex mechanical systems Design, implementation, and savings estimates of water conservation projects: - Cooling tower water softeners - RO water system brine recovery - Recycled water fed to cooling towers Energy savings/GHG reductions: - Cooling tower VFD's - Implementation of air-conditioning setbacks - VFD installation on all pump & fan motors - Replacement of old equipment with new more efficient equipment Engineering design review: - Review of mechanical designs installed in new construction projects - Aspects reviewed include equipment selection, equipment sizing, maintainability, life cycle cost analysis, equipment location, applicability to codes and standards, etc. - Development of an automated system through programming that increased process efficiency in the design review process Equipment submittal approval: - Approval or disapproval of equipment submittals based on facilities standards and appropriateness for intended purpose Facilities maintenance: - Inspection of job plans and frequencies for preventative maintenance; adjustments as needed - Prioritization of preventative maintenance based on association with critical projects, health & safety, environmental impact, and cost - Process improvement to increase overall effectiveness of the facilities maintenance department Reliability-Centered Maintenance: - Adapted new maintenance practices through site system/equipment survey to leverage resources towards more critical equipment and establish a foundation for predictive maintenance and spare parts inventory planning Building Automation System: - Utilized Tridium (Niagara) BAS to troubleshoot equipment, generate utility reports for evaluating potential energy reduction projects, and establish capacity trends for large systems (i.e. central chilled water plant) AutoCAD: - Updated as-built drawings to reflect infrastructural changes (Architectural, Mechanical, Electrical, etc.)
