Direct growth, profitability, and service throughout a large-scale property, an active-adult community of residents 55 and up, generating more than $13MM in annual revenue. Establish current objectives, long-range goals, plans and policies affecting this 2,500 unit/4,000 resident self-managed property. Manage and direct the organization toward primary objectives based on operating and capital goals. Directly and indirectly managed operations of all departments throughout the property, specifically leading 11 direct reports including the Restaurant Manager, Director of Golf, Clubhouse Manager, Controller, Director of Maintenance, Director of Road and Grounds, and 2 Contracts Coordinators. Develop, implement and coordinate divisional compliance with company-wide goals, policies, and procedures with the management team. Recruit, motivate, and maintain a staff of 150, including 80 full-time and 70 part-time employees.Establish and direct evaluation process emphasizing proactive management and training which promotes key employee retention building an environment of respect, trust, and ethics between management and staff.Oversee the execution of $2MM yearly capital contracts involving the property which includes 35 multi-story buildings, 200 patio homes, and 64 townhouses, a 50,000 square foot clubhouse, a 9-hole golf course, and a full-service restaurant. Stood as the Trustee and brought the entire 401K plan into compliance; created a committee and called upon on a 3rd-party fiduciary adding another layer of protection for the organization.Oversaw $11MM in clubhouse infrastructure improvement including construction management, the scope of project and deliverables, selecting general contractors, utilizing value engineering, and subsequent sale of bonds and additional financing.

Accountable for establishing a strategic direction for the company, devising methods to improve business performance, and providing guidance to all departments throughout property comprised of 111 condominiums, health spa, retail space, and restaurant. Hired, trained, and developed all managerial personnel to ensure high levels of performance and retention. Developed and implemented effective systems for business processes including contract negotiation and cost-cutting/procedural improvements. Oversaw managerial staff, plowing/maintenance contractors, and grounds crews; mediated conflict, identified performance gaps, implemented appropriate plans of action, approved schedules and oversaw capital projects; conducted research for special projects and submitted proposals for consideration.Successfully executed the management of short/long term rental investment properties including a Vermont ski resort and expanded to 5 additional investment properties comprised of 600 rental units.Oversaw, allocated, and administered a $3MM budget.Consulted with executives on property acquisitions including a bank that recently acquired a ski resort property through foreclosure; offered guidance and advice on the setup and launch of a premier rental program. Headed up multiple projects including renovation projects due to smoke and water damage as a result of fire.
