Responsible for managing, leasing, and rennovating Pearl Kai and Westridge Shopping Centers which were bought in a deed in lieu of foreclosure sale. Project completed on time and below budget. Lease-up exceeded projections. Established vendor relations for LaCaze Development in Hawaii.

Together with a software architect and one salesman, built a proprietary database with 5.5 million unique records and 22 beta clients including AOL, Time Inc., McGraw-Hill, Times Mirror Magazines, Rodale Press, and the Hearst Corporation. Marketing Data Inc.'s Optimizer co-operative database purged direct mail lists of outdated addresses. We raised $350,000 of equity financing which took the company from idea to positive beta test with a proprietary database and software. The $350,000 also allowed us to secure the exclusive right to acquire the assets of Alkade Inc. which owned The Credit Index database and was our site of distribution.

The Credit Index co-operative database allowed direct marketing clients to offer a buy-now, pay-later or bill-me-later payment option. The company had $2MM in EBITDA and a small but growing Internet business. I was the sole signatory of the acquisition vehicle and had sole check signing authority at closing.

Co-managed a $20 MM revenue source. Implemented cost cutting initiative that saved the direct marketing division half as much as a study conducted by McKinsey & Company the previous year. Originated and spearheaded program to market movie previews to subscribers.

Assisted the organization of the production and provided creative input for three documentaries. Position led to an offer to work on a Warner Brother’s project as a writer (which I declined). While working with the PBS producer, original play produced at the Village Gate in New York City. I continue to write under a pen name. Five of my plays have been produced and two poems published.
